House Hunters Village Style

Are you guys ready to play? I'm going to show you the houses in the order in which we saw them.

House #1
3bdrm/2ba
2268 sq ft
built in 1941
This was the least expensive house we saw.

Pros: Beautiful lot, kitchen needs renovation, good flow.
Cons: Finished basement felt like a basement, no master bath, that garage is really just a storage shed, location is just a bit outside of the heart of the Village

House #2
4 bdrm/ 2 1/2 baths
2688 sq ft
Built in 1927
Cost 56,000 more than the first

This house was the biggest surprise. I don't care for the curb appeal and didn't really want to go in but it was very nicely finished. I realized that it just needs a paint job that isn't gloomy!
Pros: Quality craftsmanship, good flow on the main level, great front porch, house is surrounded by some really nice homes, that tub, hardi plank siding
Cons: The style is not really my taste, 2 of the bedrooms are in the basement, the kitchen has been done and I don't care for it

House #3
3 bdrm/ 3 1/2 baths
3169 sq ft
$86,000 more than the first house

Pros: Wraparound front porch, the sunroom, the screened porch, the huge family room
Cons: The floor plan, almost no yard, the location

House #4
4 bdrm/3ba
2133 sq ft
Built in 1900
20,000 more than the first

Pros: The yard, kitchen needs renovation, has a 6 burner professional range, a treehouse, flexible bonus spaces
Cons: Narrow family room, floors need to be refinished/replaced, 2 of the bedrooms are downstairs but the master is upstairs and is also very narrow

  2. Hello Jen, I am a new "follower" to your blog, I just love your decorating style. I was not sure if I should have an opinion as I am "new" but I like House #1 and secondly House #4. I feel that with House #1 the money saved on the cost you can spend on renovating or adding to your own taste, and also the bonus of a beautiful location! Good luck, and I am looking forward to seeing what you and your family buy. All the best, Ann ~ Australia.

  3. #1 --Lot says it all to me. Plus I love sloped ceilings ,such character.Extra money for things you want to do. Can you add garage in back when you do the kitchen?? You can make a basement feel warm , not basementy. Whatever you decide... will be great. Do tell. I despise suspense!!

  4. They're all such beautiful houses, but my pick is house number 4. And next would be house number 1. I can't wait to see what you guys chose!! Don't keep us waiting too long. :)

  5. great choices. I feel like we are on House Hunters. Ha.

My vote would go for #1-the least expensive--more bang for your money. With what you save on purchasing it, you can fix it up to be YOURS and make it into what you want over time.

    Second choice is #4.

Can't wait to see what you choose. Or if you find a new one. Are all of these in your village you are currently living in?

    ((hugs))

  6. I love number 3 but if you are going to spend over $400K on a house it should come with a yard!!

  7. Nix #2 and #3. A Craftsman home should have an owner who loves its style.

And if a location is a 'con'... keep on walking because that is the only thing that can't be changed eventually.

#1 and #4. That's not too big a difference in price. Imagine yourself living on both. Which makes you smile?

  8. How exciting to be house hunting in the "Village". I loved the lot in #1 and the house had a lot of charm and character, quite nice for a "Cottage Nest". Next would be #4.
I hope the perfect home finds its way into your life soon.

  9. I say you have to go by location and lot size, those are the only things you can't change unless you move ~ everything else you could change with time and money. I have seen people knock their own house down and rebuild because their lot and location were irreplaceable, especially when we are talking small village living.

  10. Jen, I like the cheapest one the best! (the first one?) How are you holding up in this weather? Our lights keep flickering!

  11. I'm new to your blog, so feel a little forward offering an opinion.....but I'd say #1 and #4!

  12. ooh pick me, pick me! I know!!!

    ReplyDelete
  13. I personally love #2 except that 2 of the bedrooms are in the basement. It seems with your talent you could make #1 into your dream home. Good Luck!

    ReplyDelete
  14. I'm new too so don't know if I should play along but I'm going to! :) Definately my choice would be #4
Can't wait to hear your thoughts and choice!

  15. I nixed #1 because of location. It seems like the village location is pretty important for you. I thought #3 looked promising, but #4 is the one that looks like you. So I'm pretty sure that you chose #4!

    ReplyDelete
  16. I have to say the porch & bookshelf surrounds in #3 kind of had me, but that might be because I can't have my own porch! I also like 4. Can't wait to see which you chose!

    ReplyDelete
  17. All great but wow 3 is soooo large. I vote for number 4. It has so many of the items on your list.
House number 1 is out I'd say because you have been wanting to live in the village the whole time and location is the most important..so I pic #4. Can't wait to see what one you all chose..the suspense is killing me :)

  18. I think I am going to go with #4 too...I do like the outside of it and I am getting a vibe you like it too.

  19. Well, #4's picture is a Summer picture, as opposed to a candid shot taken today...so I'm thinking that maybe you were so intrigued by #4..that you ran out of time and light to take a picture and used the one on the spec sheet.

I like #1 but if it is NOT in the Village I think that would be a NO for you...

Whichever one you picked will be wonderful and I can't wait to hear! Hugs- Diana

  20. I like house #1 and #4! It's a tough one though. They are all nice. Good luck and keep us posted!!!

  21. #3. A cute cottage in the village! Though house #1 is totally adorable.

    ReplyDelete
  22. They all have wonderful pluses....I think you are choosing number 4...
    Hugs,
    Penny

  23. I like #4. Although, I LOVE those doors in the second house. #2 or #4 are my picks. But I think it will be #4.

    ReplyDelete
  24. I'd say House #1. You can put your own stamp on the kitchen and good flow is very important. The other challenges will be a piece of cake for someone like you to beat!

    ReplyDelete
  25. Hmmmm....this is tough! Like I said, I am almost always wrong when I watch House Hunters. I would say probably house #1 or #4...ok, if I have to choose just one I say house #1.

    Ooooh....the suspense!

    Mary

  26. I like number one the best then number 4. Can't wait to hear which one you choose and see more pictures.

  27. Shoot dang!

I'm all mixed up. I've got it narrowed down to 2. If only I was like T and kept all of the emails archived. I need a crib sheet! ;)

    ReplyDelete
  28. I think you are going with #4 because it has most of your "wish list" requirements! This is fun! :)

  29. The cows chose #4. I agree. Its cozy and has gentle projects that will make you smile.
    I love House Hunting!

  30. Hi there! I say that house #4 is your new home! You can't change location or lot! Plus it is darling......... That stove!!!!!!!
    Hugs,
    Chesnye

  31. One more vote for #4! I can't imagine looking at houses in the snow, trying to envision what's under it. House #1 is cute too but I crossed it off your list for you when you said it was outside of the heart if the village. :-) This is fun!

    ReplyDelete
  32. House #1, use the money you save to fix those "fixables"!

  33. How fun! I am so excited for you. Since I have been watching House Hunters for what seems like forever, I feel like an expert on house hunting! :) I like #1 but for me no master is a deal breaker, unless one can easily be added. It doesn't need to be fancy, just en suite. I like #4 alot - the curb appeal is nice in the photo you showed. What a score with that stove, too.

I love that a kitchen in need of renovation is a Pro! Can't wait to see what you choose!

    ReplyDelete
  34. I meant no master BATH is a deal breaker of me!!

    ReplyDelete
  35. Oh dear......OK, I would say by what you said I would go with #1, a master bedroom bath can be added, if there is space, kitchen needs redone, but was the cheapest of the 4.....garages are easy to add...basement well, tht also can be redone. One the one house, a lot was doen, but you didn't like the kitchen! BID problem in my opinion...so again I would go with # 1.....Sandy :) Dying to know which one you picked!

    ReplyDelete
  36. ooh, I dont know!! I am with 1 or 4 too but dont know for sure. If 4 is in the village then I guess that one since you cant change location.I like that 4 has another br too for the studio!!

    Don't keep us in suspense!
    This was fun.

  37. I say number 4. You can't change location and it doesn't sound like you really like number 2 all that much...

  38. If #1 is in walking distance from the Village, I'd choose it. I would probably choose it regardless because I love the style. However, having read your blog for awhile; I predict that #4 is your choice.

    ReplyDelete
  39. Oh gosh, jen ... I can't get past the door on #2; it's gorgeous! Based on the door alone, I have to say 2. ;)

    ReplyDelete
  40. What a fun way to do this, Jen!
This is way better than any tv show, that much I know.
    I'm on pins and needles!

    ReplyDelete
  41. My bet is on #4...I think #1 is a great house, but I know how much you want to be able to walk to Main. Plus that stove-hello--it just screams your name.

    ReplyDelete
  42. #4 has a lovely feel & a great yard. Look forward to reading your choice.

    ReplyDelete
  43. I love house #4 with #3 a close runner up. I can't wait to see which one you choose:)

    ReplyDelete
  44. I love number 1 - it has great potential, with your creativity you could make it your own - Good Luck! xx

    ReplyDelete
  45. How exciting! All the houses are awesome--#3's exterior charm, oh my! But my guess is going to #4--so cute and you didn't list the location as a con. I can't wait to see which one you picked!

    ReplyDelete
  46. I'll have to chime in with house #4. Especially since you put down the kitchen renovation as a pro.

    ReplyDelete
  47. #1 looks the most like "The Cottage Nest". Can't you just picture it with lovely summer flowerbeds. The lot is beautiful and it's the cheapest. You can't go wrong.
Can't wait to see what you have picked. This is fun!

    ReplyDelete
  48. Okay, I'm going to vote without looking at the comments - then I'll go back and read them. First place - #1, second place #4. They are all charming. It's important to have a nice size lot and that bedroom looks so charming - plus a fireplace!

  49. One more thought - as I look back at your post, I see that #1 is outside of the village and I know how much you love walking in the village - so maybe #4 should be the first choice?

  50. i think i'm like most...i love #1 and 4 the most. but with your dream of being in the village, i think #4...

so excited to find out the winner :)

    ReplyDelete
  51. I am new to the Blog, but I still think it's House Number 4!

    ReplyDelete
  52. I think #4 would be my choice. Love the view of all the flower beds surrounding the house. Love the big commercial stove. Jackie

    ReplyDelete
  53. all great houses! i liked #1 but the garage would be a real bummer...did you go with #4? that would be my second choice. Good luck!!!

    ReplyDelete
  54. hi jen,
