Are you guys ready to play? I'm going to show you the houses in the order in which we saw them.
House #1
3bdrm/2ba
2268 sq ft
built in 1941
This was the least expensive house we saw.
Pros: Beautiful lot, kitchen needs renovation, good flow.
Cons: Finished basement felt like a basement, no master bath, that garage is really just a storage shed, location is just a bit outside of the heart of the Village
House #2
4 bdrm/ 2 1/2 baths
2688 sq ft
Built in 1927
Cost 56,000 more than the first
This house was the biggest surprise. I don't care for the curb appeal and didn't really want to go in but it was very nicely finished. I realized that it just needs a paint job that isn't gloomy!
Pros: Quality craftsmanship, good flow on the main level, great front porch, house is surrounded by some really nice homes, that tub, hardi plank siding
Cons: The style is not really my taste, 2 of the bedrooms are in the basement, the kitchen has been done and I don't care for it
House #3
3 bdrm/ 3 1/2 baths
3169 sq ft
$86,000 more than the first house
Pros: Wraparound front porch, the sunroom, the screened porch, the huge family room
Cons: The floor plan, almost no yard, the location
House #4
4 bdrm/3ba
2133 sq ft
Built in 1900
20,000 more than the first
Pros: The yard, kitchen needs renovation, has a 6 burner professional range, a treehouse, flexible bonus spaces
Cons: Narrow family room, floors need to be refinished/replaced, 2 of the bedrooms are downstairs but the master is upstairs and is also very narrow
all cute, but i am going with house #4.

I feel that with House #1 the money saved on the cost you can spend on renovating or adding to your own taste, and also the bonus of a beautiful location! ReplyDelete#1 --Lot says it all to me. Plus I love sloped ceilings ,such character.Extra money for things you want to do. Can you add garage in back when you do the kitchen?? You can make a basement feel warm , not basementy. Whatever you decide... will be great. Do tell. I despise suspense!!

ReplyDeleteMy vote would go for #1-the least expensive--more bang for your money. With what you save on purchasing it, you can fix it up to be YOURS and make it into what you want over time.
Second choice is #4.
Can't wait to see what you choose. Or if you find a new one. Are all of these in your village you are currently living in?

I love number 3 but if you are going to spend over $400K on a house it should come with a yard!!

ReplyDeleteAnd if a location is a 'con'... keep on walking because that is the only thing that can't be changed eventually.
#1 and #4. That's not too big a difference in price. Imagine yourself living on both. Which makes you smile?
How exciting to be house hunting in the "Village". I loved the lot in #1 and the house had a lot of charm and character, quite nice for a "Cottage Nest". Next would be #4.

I say you have to go by location and lot size, those are the only things you can't change unless you move ~ everything else you could change with time and money. I have seen people knock their own house down and rebuild because their lot and location were irreplaceable, especially when we are talking small village living.

I nixed #1 because of location. It seems like the village location is pretty important for you. I thought #3 looked promising, but #4 is the one that looks like you. So I'm pretty sure that you chose #4!

ReplyDeleteWell, #4's picture is a Summer picture, as opposed to a candid shot taken today...so I'm thinking that maybe you were so intrigued by #4..that you ran out of time and light to take a picture and used the one on the spec sheet.

I like #4. Although, I LOVE those doors in the second house. #2 or #4 are my picks. But I think it will be #4.

How fun! I am so excited for you. Since I have been watching House Hunters for what seems like forever, I feel like an expert on house hunting! :) I like #1 but for me no master is a deal breaker, unless one can easily be added. It doesn't need to be fancy, just en suite. I like #4 alot - the curb appeal is nice in the photo you showed. What a score with that stove, too.

ReplyDeleteOh dear......OK, I would say by what you said I would go with #1, a master bedroom bath can be added, if there is space, kitchen needs redone, but was the cheapest of the 4.....garages are easy to add...basement well, tht also can be redone. One the one house, a lot was doen, but you didn't like the kitchen! BID problem in my opinion...so again I would go with # 1.....Sandy :) Dying to know which one you picked!

If #1 is in walking distance from the Village, I'd choose it. I would probably choose it regardless because I love the style. However, having read your blog for awhile; I predict that #4 is your choice.
